After a roof leak, a burst line, a clogged AC drain, or a named storm, the question is whether materials are still wet and whether growth has started. We map moisture, sample when the file needs it, and write a report for insurance or a remediator. We do not dry the house and we do not bid the demo.

Jobs that follow water
- A summer storm or a named hurricane wet a ceiling, a lanai, or a sliding-glass track
- The restoration company dried the rooms. You want to know if cavities are actually dry
- A slow roof or window leak sat for weeks before anyone saw the stain
- An AC condensate overflow ran into a closet or the unit below
- The insurer or public adjuster asked for a licensed mold assessor, not a restoration sales visit
What a post-water inspection includes
- Timeline of the water
When it started, what was opened, what was already dried, and which rooms still smell. That history is half the inspection.
- Moisture map, not a flashlight tour
Meters and infrared on the materials that got wet. A painted ceiling can hide a cavity that is still above dry. If it is dry and the source is gone, the report says that.
- HVAC after condensate events
Air handlers, pans, secondary drains, and supply boots. In this county a clogged condensate line is as common as a roof leak.
- Sampling when the claim or the protocol asks
Air or surface samples for the carrier, an HOA, or a clearance spec. Not automatic on every wet ceiling.
- A file the next vendor can use
Photos, readings, and a scope. If you need a written protocol, that is the [licensed mold assessment](/mold-assessment/) job, not a verbal walkthrough.
After the water is gone, the cavity may not be
Palm Beach County houses take wind-driven rain, king tides on the coastal strip, and afternoon storms that sit on inland roofs. Restoration can pull the carpet and run dehumidifiers in the room and still leave a wet chase, a wet attic bay, or a wet supply boot.
We inspect that leftover moisture. If it is dry, you get that in writing. If it is not, the report says where and what a remediator would open.

FAQ
Questions people ask before they book
How soon after a leak should I get a mold inspection?
Once standing water is out and you can get us into the rooms. Growth can start on wet drywall in a couple of days in this climate. If a restoration crew is still extracting, tell us. We can often follow them rather than compete with wet vacs.
The restoration company said the house is dry. Do I still need this?
If you want an independent check, yes. The company that sold the dry-out has an interest in closing the job. We did not dry it. We measure what is left.
Will insurance pay for the inspection?
Sometimes. Carriers decide coverage. We write the report so it can go in that file. We collect from you unless you have a written agreement otherwise.
Do you handle hurricane claims?
We inspect after named storms the same way we inspect after a July afternoon cell: find remaining moisture, document it, sample if the file needs it. We are not a public adjuster and we do not pack out contents.
Can you inspect while the house is still occupied?
Yes. Most of these jobs are occupied. We need access to the wet rooms, the attic, and the air handler.
What if I only smell it and never saw the leak?
