The home inspector already looked at the house. Why a mold inspector?

Home inspectors note stains and humidity. They are not licensed mold assessors in Florida and they do not write a mold protocol or chain-of-custody lab work. If the contract or the lender is going to argue about mold, you want the second report.

Can you inspect before I make an offer?

If the seller allows access, yes. Many buyers wait for the inspection period. Either way, call with the address and the deadline.

What if you find mold during the inspection period?

You get a written scope. The buyer can ask for repair, a credit, or walk, depending on the contract. We do not negotiate the deal. We document the house.

Sellers: should I test before listing?

If you already know about a leak, a failed AC drain, or a prior remediation, a current report is cheaper than a deal that collapses in option period. If the house is dry and you have no history, a listing test is optional.

Do you work with agents directly?

Yes. Send the property address, occupancy, and the inspection deadline. We can bill the buyer or the file as you instruct.
