Mold Inspection Cost in Palm Beach County

Most homes land between $200 and $500. Square footage, air handlers, attic access, and sample count move the number. Call with the address and you get a price before anyone shows up.

“Brad took his time and did a very complete job and answered all my questions. he was very clear what has to be done and what not to worry about. He continued to answer my questions after the report was issued in a professional and helpful way”

What people are really asking when they ask about cost

  • Is this a $200 look or a $2,000 scare quote that ends in demolition
  • Do I have to pay for air samples if I can already see the stain
  • Will a condo be cheaper than a house, or more because of the HOA
  • Can I get a number today without filling out a form
  • What does insurance or a buyer actually need in the report

What the quoted inspection includes

  1. A price before we roll

Call (561) 407-6800 with the city, the building type, and the complaint. You get a range or a number. No form.

  2. On-site work that matches that number

History of the leak, walkthrough, moisture mapping, HVAC and attic as the building requires. We do not pad the visit with samples you did not agree to.

  3. Samples only when they change the file

A buyer, HOA, or insurer who asked for lab data gets lab data. A clogged condensate line with a wet closet often does not.

  4. Written report

Photos, readings, and a scope a remediator can bid. Same-day briefing on site. PDF typically 24-48 hours.

Typical residential ranges

These are the bands we quote most weeks. They are not a menu you pick from a website. The call is how we match the house to a number.

JobTypical rangeWhat it covers
Walkthrough and moisture map (no lab)$200-$350Visual inspection, meters, infrared. Right when the stain and the water source are obvious and nobody asked for spore counts.
Typical house with targeted samples$300-$500Inspection plus a small set of air or surface samples and an outdoor control. Most 3-bed CBS homes land here.
Condo or villa$200-$400Smaller envelope, HOA access, often one air handler. Access rules can add time even when the unit is small.
Large house, two-plus air handlers$400-$500+Wellington, Jupiter Farms, and west-county product with long attics. Extra units and extra zones add time and, if needed, samples.
Buyer or seller on a contract clock$200-$500Same inspection. Scheduling around the option period is the variable. Rush lab is extra if the deadline is tight.
Commercial, insurance protocol, PRVQuotedScope, chain of custody, and reporting follow the file, not a house-price band.

Lab fees sit inside the sample quote. Rush lab, extra cassettes, and after-hours work are called out before we collect them. We do not bid cleanup.

How we land on a number

Tell us the city, whether it is a condo, villa, or house, how many air handlers you know about, and what you are seeing or smelling. A stained AC closet in a Boynton villa is a different visit than a Jupiter Farms slab leak. The quote follows the building.

Palm Beach County humidity is the background, not a line item. You are paying for time on site, instruments, the report, and lab work if we agree it belongs in the file.

City pages list a local band for that housing stock. Start with mold inspection in Palm Beach County or the city you are in, then call (561) 407-6800.

What you are not paying for

  • A remediation estimate. We inspect and test only.
  • A hardware-store kit. Outdoor controls and chain of custody are the point of a licensed sample.
  • A trip charge inside Palm Beach County primary cities. Far western parcels can add schedule, not a mystery fee.
  • A second visit to explain the PDF. That conversation is part of the job.

FAQ

Questions people ask before they book

How much does a mold inspection cost in Palm Beach County?

Most homes are $200 to $500. Condos and small villas sit toward the low end. Large houses with two or three air handlers sit toward the high end. Call (561) 407-6800 with the address.

Why do some companies advertise $199 or a free inspection?

A free inspection from a remediator is a sales call. Florida treats assessment and remediation as separate work on the same job for a reason. You pay us for a report. You hire cleanup separately if the report calls for it.

Are air samples included?

Not automatically. If the water source is obvious and nobody asked for species counts, sampling adds cost without changing the scope. If a contract or an insurer asked for lab work, we quote the set before we collect it.

Do you charge extra for Boca, Wellington, or Jupiter?

Primary cities are the same band. The building changes the price more than the city name. A two-story Wellington house with three air handlers costs more than an East Boca one-bedroom, even though Boca is closer to the mailing address.

Can I put this on insurance?

Coverage is the carrier's decision. The report is written by a Florida licensed mold assessor (MRSA2139) so the file is usable. We do not bill the carrier for you.

What if the house is clean?

You still pay for the inspection. The report says the house is clean in plain language. That is often the document a buyer or an HOA actually wanted.
