Condo and HOA Mold Inspection

A unit inspection in a Boca tower or a PGA villa is not a house call with a doorbell. We bring COI, work the association's access rules, and write a report the board, a buyer, or the unit below can file. Independent testing. Why the association or the unit owner calls

  • A stained ceiling in the unit below an AC closet or a shower
  • The board wants documentation before they approve a vendor or a special assessment fight
  • A buyer is in the inspection period and the listing is a condo with shared mechanicals
  • Musty odor in a seasonal unit that sat with the AC set high
  • Lanai or sliding-glass leak after wind-driven rain, and the HOA and the owner disagree whose envelope it is

What a condo / HOA inspection includes

  1. Paperwork before the elevator

    Certificate of insurance, access letter, fob or guest parking, and the window the association allows. Send the rules with the address. We do not show up and argue with the desk.

  2. The unit, then the common source

    We inspect what we are hired to inspect. Condensate, stacked plumbing, and roof leaks often start in a common element. The report says what we could access and what the association still has to open.

  3. HVAC closet and the unit below

    Air handlers in closets and on balconies are the usual start of a ceiling stain next door. We map moisture in the unit we are in. We do not enter a neighbor without that owner's say-so.

  4. A PDF the board can attach

    Photos, readings, lab sheets if sampled. Written so a property manager can forward it without a translation meeting.

  5. No cleanup bid attached

    The association can bid remediators from the report. We stay off that list on purpose.

Condos and HOA villas are a different building

East county is full of stacked air handlers, shared plumbing chases, and lanais that leak into the unit below. West county HOA stock adds garage air handlers, enclosed lanais, and architectural-review rules before anyone opens a wall.

The license is the same Florida mold assessor card (MRSA2139). The logistics are not. If you are the owner, send the association’s vendor packet with the call. If you are the manager, have the unit number, the complaint, and the access window.

Questions people ask before they book

Do you inspect condos in Boca, Delray, and West Palm?

Yes. East Boca and Mizner-area towers, downtown Delray, West Palm waterfront buildings, and HOA villas in Boynton, Gardens, and Wellington are a normal week. Call with the building name and the access rules.

Can you get a certificate of insurance to the association?

Yes. Send the additional-insured language they want. Do not wait until the morning of the appointment.

The stain is in my ceiling. The AC closet is the unit above. What then?

We document what we can see and measure in your unit. If the source is likely next door or in a common chase, the report says so. The association has to grant access to that space.

Do you need the property manager on site?

Not always. We need whoever holds the fob, the unit keys, and permission for the mechanical room if that is in the scope.

Is a condo cheaper than a house?

Will you talk to the board?

We will explain the report. We do not attend board meetings as an advocate and we do not take a side in an owner-versus-association dispute. The measurements are the product.
